Compared with previous weeks, this will be a much shorter update. There were no major real estate milestones, but the team kept moving on operational, safety, and office-support work.

Section 03

Operational Systems & Process Improvement

Contractor Expense Process

This week, we began collaborating with Charles Bart-Williams and the Accounting team to identify the best path forward for contractor expenses.

Because of the operational nature of Workplace, our contractors regularly purchase consumables, office supplies, vendor-related items, and materials for employee events. Since contractors are not currently eligible for Truist cards, many of those expenses are concentrated on one corporate card — creating additional reconciliation work and limiting individual accountability.

The team is now evaluating a payment structure that better supports our day-to-day needs while maintaining appropriate financial controls. A scalable solution would give contractors greater ownership of local purchasing and reduce the administrative burden across the portfolio.

Workplace Safety

First Aid · CPR · AED Certification

Certification training is being coordinated across all office locations. Training will be available to interested employees, while Workplace Operations Associates who do not hold a current certification will be required to attend.

Thank you to Sam for leading the scheduling coordination with each office. This is an important step in strengthening our Workplace Safety Program and ensuring trained support is available throughout the portfolio.

Employee Experience & Office Operations

Mountain View

The team continues working with the vendor on a revised rooftop umbrella solution. Because the existing shade installation limits the original mounting approach, freestanding umbrellas are being evaluated to provide greater placement flexibility while preserving the intended use of the rooftop.

A consolidated report was submitted documenting recurring elevator, HVAC, plumbing, electrical, and rooftop issues since the office opened — requesting clearer ownership and completion dates.

Tallahassee
Interim fix in place

A temporary spot cooler was installed to help stabilize office temperatures while the failed HVAC compressor is replaced.

Thanks to Marissa for monitoring conditions and continuing to push for both an immediate solution and a permanent repair.

Cheshire
Resolved

The recent pest-control issue has been addressed. The office was inspected, potential entry points were sealed, and no additional activity has been identified.

Thanks to Chris for taking ownership, coordinating with property management and the vendor, and completing a full exclusion of the space.

Closing thought

Some weeks are about major milestones. Others are about solving problems, improving processes, and keeping the work moving behind the scenes. This was one of those weeks — and I appreciate the team's continued ownership and follow-through.
